Working closely with the planning team
and supported by our environmental
specialists the property development team undertakes all aspects
of commercial property development including joint ventures; construction;
development funding and grant assistance as well as playing a key
role in regeneration projects. The
team is also instrumental in many specialist property-based projects
(such as science, research and technology parks; student
accommodation and academic facilities; urban and mixed use developments)
and skilled in the "unscrambling" of failed development
projects. Recent experience includes:

advising a university in a joint venture with a regional development
agency to acquire a former brownfield NHS site and redevelop
it as a brand new mixed use campus, together with an associated
venture with two local authorities to develop a joint library
facility in the establishment of a learning quarter with a capital
value in excess of £70m

advised a college in the planning aspects related to the rationalisation
and regeneration of its 30 acre campus to facilitate a £23m
residential development and a £55m campus new build
-
acting for a university advising on the acquisition and regeneration
of a former NHS site as a new mixed use campus in conjunction
with a regional development agency and two local authorities;
project value in excess of £100m
-
acting for a local authority on the regeneration of a 70 hectare
brownfield site as a brand new urban village in a joint venture
with the regional development agency, including conducting a
compulsory purchase hearing
- acting as part of a team in connection with the compulsory purchase
of land as part of a major urban regeneration project by a City
Council within the West Midlands
Our work includes advice on:

trust vehicles, full and limited liability partnerships, construction
contracts and collateral warranties, public and private sector
projects, options, conditional contracts and tax efficient planning

planning constraints and opportunities which are fundamental
to the successful delivery of development projects

compulsory purchase issues such as vesting, compensation and
extinguishments of rights over appropriated land

funding & grants issues including traditional security,
forward funding, alternative investment structures, negotiation
with English partnerships and RAs, local authority and TEC-based
assistance, regional grants and European support, and Lottery
and millennium grants

environmental issues affecting risk such as land contamination
-
regeneration issues from public private partnerships, PFI
and urban villages to ERDF, ESF, SRB and other grants
